Five Tips for a Successful Home Inspection

Purchasing a home is time consuming, expensive, and stressful. To make things easier, educate yourself for a successful home inspection.

1. Which Inspection is the right one?

If you haven’t had the conversation with your real estate agent, inquire about the different types of inspections available to you. Take some time to read up on an article about Home Inspections. If you’re looking into other inspections, take some time to read about Insurance Inspections. Here’s a home inspection checklist which will help with the process.

Once the inspection is complete, you can then send a notice to the seller asking for certain things to be fixed prior to settlement, or a dollar amount be credited toward closing costs.

2. Which Inspector is the right one?

Purchasing a home is one of the most important investments you may ever make. Everyone in the process must be highly knowledgable and willing to answer all your questions, and give you the time you deserve. It is extremely important to choose the an inspector you can trust.

Your real estate agent can provide you with a referral. Most agents have people they go to, but sometimes you might want to go with someone from your own research, or by a friend or family recommendation. Make sure you select a licensed inspector with a good reputation. It is common to ask the inspector for a sample inspection report. The amount of details you’ll be receiving will be overwhelming, so a sample will prepare you for what’s to come.

3. Inspections don’t have to be lonely.

Regardless of how many homes you’ve purchased, each house has it’s own traits. It is recommended you attend the inspection, as the inspector may provide useful information throughout the process. This is a good time to see how everything on the property works. Some of those things include where the air filter is, the location of the main water shutoff valve, and the age of electrical and plumbing systems. While most of these things will be in the report, an explanation of how to use everything isn’t standard in written form. Take notes throughout the process.

4. Using the report after the inspection.

Once the inspection is complete, take your time to fully review it and make sure to ask any questions you have. Make sure you fully understand what you’re reading. The inspector should provide referrals if there are issues. For example, if mold or pests are found, the inspector will recommend you talk to a mold abatement specialist or exterminator to discuss how to remedy the problem.

5. And finally …

While inspections are thorough, it does not include unforeseen things.  A successful home inspection assesses the property as it is that day. Things change, and so do the components within the house. Request an inspection today.
